The 5 M's of Real Estate Investing

Hi Everybody,

In order to become a successful real estate investor there are certain skills that must be mastered. Learning what these skills and practicing them will start you on the road to success.

There are five major skills that must be mastered in this business. I call them the "5 M's of Real Estate Investing.

Mining

Money

Maintenance

Marketing

Managing

Mining is finding really good deals--deals that will almost guarantee an exceptional return on your investment of money and time.

Money means finding the funding to purchase your real estate investments. Unless you have an endless supply of money-it will be necessary to develop the skill of finding an endless supply.

Maintenance, the easiest to master, is getting an investment property ready to market. Just find a good and honest maintenance contractor, train him or her to do what you want and how you want it and you are done.

Marketing is critical to the success of real estate investing. You must learn how to rent, sell or lease option the property quickly. Learn quickly and move the property quickly. A real estate investment sitting unoccupied can and will put a dagger in your chances of success.

Managing renters is probably the most difficult skill to master. Not because it is the hardest to learn but because many investors just don't spend the time and effort necessary to learn how to manage their investment properties.

By learning and becoming really good at each of the 5 M's you will increase your chances of investing success one hundred fold.

"ZERO RISK"

Hi, Everybody,
Don't you love those words: "ZERO RISK"? Like music to the ears of
an investor. Low risk means you can enjoy peace of mind as you
move into a transaction.

The zero risk method I'm referring to here is a simple "Letter of
Intent." Once you learn the basics of using an LOI, your REI
business will explode.

The LOI gives you the right, but not the obligation to sell a
property. And the good thing is that it allows you to market a
property in which you have no controlling interest.

The LOI spells out exactly how you want to purchase the property,
and under what terms. With the LOI in place, you can now locate
your buyer and not a penny of your cash is tied up in the interim.

This letter takes a minimum amount of time, includes no legal fees,
and can be easily read and understood by all interested parties.

If the LOI has not been in your toolbox of REI strategies, it
should be!

If using an LOI changes the way you do your wholesaling business,

Tip #2 Use an Option--Rather than a Sales Contract

In tip #1 we discussed buying a property with none of your own money--using Subject to, Notes and Partnering with your maintenance person. But tip #2 is even better than that!

By using an Option rather than a sales contract to get control of a property-you can even eliminate all of your closing costs.

Here is how it works.

Find a motivated seller who still has some good equity in their home.

Convince the seller to sell you the home but have the seller sign and notarize an Option Contract.

File a lien at the county court house against the property to protect your interest.

Market and sell the home for a higher price to your list of hungry investors or retail buyers.

Have the buyer and seller sign a standard sales contract with the new price.

Set up the closing and instruct the title company that you are a "Title Flaw" that will need to be cleared at closing.

Get the buyer and seller to attend the closing and collect your check.

You will have no closing costs at all. Again don't expect this skill to be easy the first few times as skills have to be developed. But once you learn to work the formula you will be able to generate a good income without using Any of Your Own Money.

Sub 2 + Note + MP = $0 Down

Sub 2 + Note + MP = $0 Down

Here is how it works.

STEP 1: Locate a motivated seller that has equity in their home and purchase the home "Subject to" the existing mortgage. This means you get the title to the home and will take over the payments of the mortgage. But the seller will remain on the note to the bank. (Read my article on the "Subject to" technique atwww.dennisjhenson.com)

STEP 2: Give the seller a Note for the balance of your purchase price for the home.

STEP 3: Work out a partnership deal to pay your maintenance person (Maintenance Partnership = MP). Many contractors will gladly wait a little while until the property is sold to receive a higher payment for supplies and repairs.

Of course, there are minor closing costs and possibly some holding costs, but the out-of-pocket purchase and fix up costs are ZERO. You shouldn't expect this technique to be easy the first time. It is a skill and skills have to be learned and developed.

Once you learn to work the formula you will be able buy investment properties with $0 Down.
